It must be stressed that all of the neighborhood amenities, including private streets, hundreds of acres of open green space, gated entries, country club, club house, activity center, performing arts center, three 18 hole golf courses and much more, are fully paid for.
Estimates for the value of the community amenities range as high as $86 million. That means that each of the homes in Timber Pines has a vested interest which is quite possibly worth as much as $24,913 per home! Two housing lifestyle options are available in Timber Pines. Owners of single family homes in Timber Pines assume full responsibility for the maintenance of their homes and landscaping. Homeowners may choose to perform this work themselves or they may hire vendors of their choice.
Owners of villas should note that some villas are free standing, but the vast majority are attached to one or two other villas. The higher density, smaller lot villas make it difficult to differentiate lot lines, so the mowing and landscape maintenance for villas is performed for the entire building complex. Additionally, because the villas are attached, exterior maintenance such as paint, exterior carpentry, roofing and the like if performed for the building complex as a whole. To satisfy these additional, common expenses, property owners pay an additional monthly fee to their specific Villa Association, thus truly achieving a maintenance free lifestyle. This additional fee covers the cost of lawn mowing, landscape trimming, fertilizing, pest control on lawns and the exterior painting of the villas. The additional fees for these services are set for each complex of villas through their village corporate structure and are adjusted on an annual basis.
